Central Phoenix sales rose even with fewer homes for sale
The one fact that changes how you think about selling right now: more homes sold even though fewer were available. The Real Estate Data Aggregator counted 172 homes sold across Central Phoenix in the three months ending August 31, 2026. That is up 13.9% from the same period a year before. At the same time, homes for sale fell 7.8%. Buyers had less to choose from and still bought more. That tells you demand here is real.
Realtor.com put the Phoenix-area mortgage rate at 7.5% in September 2026. That is not a small number. CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Higher costs are real. Even so, Central Phoenix buyers kept moving.
How each ZIP code read in the same period
The three ZIP codes inside Central Phoenix told different stories. That matters if you are pricing a home on a specific street.
| 85012 | 85013 | 85014 | |
|---|---|---|---|
| Homes sold | 24 | 63 | 85 |
| Change in homes sold | down 14.3% | up 28.6% | up 14.9% |
| Median sale price | $532,500 | $485,000 | $485,500 |
| Median days on market | 85 days | 63 days | 74 days |
| Sale-to-list ratio | 96.7% | 97.6% | 97.4% |
| Months of supply | 7.3 | 4.1 | 4.7 |
ZIP 85013 had the strongest sales jump. The Real Estate Data Aggregator counted 63 homes sold there, up 28.6%. Inventory fell 16% in that ZIP. Months of supply dropped to 4.1, down 2.2 months from a year before. Nearly 1 in 5 homes there went under contract within two weeks of listing, at 19.7%.
ZIP 85014 had the most sales of any single ZIP, at 85 homes, up 14.9%. The Real Estate Data Aggregator showed 14.1% of those homes sold above list price, up 6 points from a year before. Days on market held steady at 74 days, unchanged from last year.
ZIP 85012 is the one to watch carefully. Sales fell 14.3% there, to 24 homes. Months of supply rose to 7.3, up 1.8 months. The median sale price was $532,500, up 7.7%, which is a bright spot. But only 9.1% of homes went under contract within two weeks, down 7 points. More supply, slower pace.
Realtor.com reported that 29.0% of listings in the Phoenix-Mesa-Chandler metro had a price cut in September 2026. That is a reminder that not every home sells at its first price. Pricing carefully still matters here.
- Central Phoenix sold more homes even as inventory shrank, which shows buyers are active.
- But the three ZIP codes moved differently.
- Prices dipped in 85013 and 85014 while rising in 85012. Speed varied widely.
- One street can read very differently from the ZIP code as a whole.
These numbers cover the three months ending August 31, 2026. One street inside any of these ZIPs can read very differently from the ZIP total. A block with more new listings, or a price range with slower demand, will behave differently. If you want to know what the numbers say about your specific address, reach out.
