Primary market sales are still moving, even with rates above 7%

Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. Payments are a real stretch for many buyers right now. But the Real Estate Data Aggregator counted 542 homes sold across this market in the three months ending August 31, 2026. That is up 2.5% from the same months last year. Demand is still here.

Sales are one thing. What is ahead matters too. The Real Estate Data Aggregator counted 587 pending sales across the Primary market in the same period, up 1.2% from a year ago. Pending sales are homes under contract but not yet closed. More of them means more closings are coming.

Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Yet year-to-date sales are still up 1.6%, the same group said. This market is holding its own against that national slowdown.

How each ZIP code looked

The story is not the same in every ZIP code. Some areas moved faster. Others slowed. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Where things moved quickly

ZIP 85017 had the highest share of homes going under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 28.9%, up 3.4 points from a year ago. ZIP 85013 was next at 19.7%, up 5.2 points. Speed varies a lot by area.

Prices: some up, some down

Not every ZIP code saw prices rise. The Real Estate Data Aggregator showed the median sale price in 85018 fell 7.5% year over year, to $1,207,500. In 85013 it fell 13.4%, to $485,000. In 85014 it fell 9.1%, to $485,500. That is a real dip and worth knowing before you pick a list price.

On the other side, 85012 saw its median rise 7.7% to $532,500. ZIP 85015 was up 2.9% to $367,300. ZIP 85016 edged up 0.5% to $550,000. ZIP 85017 was nearly flat, down just 0.3% to $324,000.

Supply is rising in some spots

ZIP 85012 had 7.3 months of supply, up 1.8 months from a year ago. ZIP 85016 had 7.1 months, up 1.5 months. ZIP 85017 had 6.2 months, up 2.5 months. More supply gives buyers more choices. It also means sellers face more competition in those areas.

The National Association of Realtors reported national supply reached 4.9 months, described as the highest level in over ten years. Some ZIP codes here are already above that mark.

What the rate picture means here

Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. The 15-year fixed averaged 6.73%, the same source said. Those are real numbers that shape what buyers can afford.

Realtor.com reported active listings nationally are up 6.7% from a year ago. Homes are also spending one fewer day on the market than a year ago, the same site noted. That matches what the Real Estate Data Aggregator shows in several ZIP codes here.

Even so, 542 homes sold here and 587 are pending. Buyers are still moving. Sellers who price well are still closing.
