Sales rose even as inventory stayed nearly flat across the Primary market
The Real Estate Data Aggregator counted 542 homes sold across the Primary market in the three months ending August 31, 2026. That is up 2.5% from the same months a year before. More sales with nearly the same inventory means buyers and sellers are both finding ways to get deals done.
Nationally, the National Association of Realtors reported inventory reached 1.60 million homes in September 2026. Here in the Primary market, the Real Estate Data Aggregator counted just 974 homes for sale, down 0.7% from a year before. Supply is not piling up. That keeps the market moving without tipping too far in either direction.
Rates are part of the picture too
Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates slow some buyers down. Not every home here sold fast, and that is worth knowing before you price yours.
How each ZIP code looked
The story varied quite a bit by ZIP code. Some areas saw sales jump. Others saw them fall. Prices moved in both directions too.
Where sales jumped and where they fell
The Real Estate Data Aggregator showed 85013 up 28.6% in sales and 85018 up 27.8%. Both are strong moves. On the other side, 85017 was down 33.3% and 85016 was down 20.1%. Not every ZIP moved the same way. That gap matters if you own in one of those areas.
Prices: some up, some down
Prices dipped in a few ZIPs. The Real Estate Data Aggregator showed 85013 down 13.4% to a median of $485,000. ZIP 85018 dropped 7.5% to $1,207,500. ZIP 85014 fell 9.1% to $485,500. That is a real shift for sellers in those areas. On the other hand, 85012 rose 7.7% to $532,500, and 85015 was up 2.9% to $367,300.
How quickly homes went under contract
Speed varied. The Real Estate Data Aggregator found that in 85017, 28.9% of homes went under contract within two weeks of listing. That was the fastest ZIP in the market. ZIP 85012 was the slowest at 9.1%. In 85013, that share rose 5.2 points year over year, a sign that buyers there moved faster than before.
Supply: tighter in some spots, looser in others
The Real Estate Data Aggregator put months of supply at 4.1 in 85013, down 2.2 months from a year before. That is the tightest in the market. ZIP 85012 sat at 7.3 months, up 1.8 months. More supply there means buyers have more to choose from, and sellers face more competition.
The National Association of Realtors reported existing-home prices were up 1.3% nationally in September 2026. The Primary market tells a more mixed story. Some ZIPs beat that, some fell well below it. Where you are in the market matters more than the national headline.
