Some parts of Primary market are moving much faster than others
The biggest thing to know right now: speed varies a lot by ZIP. The Real Estate Data Aggregator counted median days on market ranging from 58 days to 85 days across Primary market in the three months ending August 31, 2026. That 27-day gap changes what price and timeline make sense for you.
For context, the median U.S. home took 49 days to sell in the four weeks ending October 11, 2026, according to Redfin. Every ZIP in Primary market ran slower than that national figure. Knowing exactly where your ZIP sits matters more than the national number.
How fast is each ZIP moving?
- 18501758 days
- 28501363 days
- 38501571 days
- 48501872 days
- 58501474 days
- 68501680 days
- 78501285 days
85017 is the fastest ZIP in Primary market. The Real Estate Data Aggregator recorded a median of 58 days on market there. That is 27 days faster than 85012, the slowest ZIP at 85 days. Same market, very different experience.
Which homes are going under contract fast?
Speed within a ZIP also splits by how quickly buyers commit. The Real Estate Data Aggregator found that 28.9% of homes in 85017 went under contract within two weeks of listing in the three months ending August 31, 2026. That share is up 3.4 points from a year before. In 85012, only 9.1% did, down 7 points from a year before.
Nearly 3 in 10 homes in 85017 moved that fast. In 85012, fewer than 1 in 10 did. If you are pricing a home in 85012, that slower pace is worth building into your plan.
Prices are not all moving the same way either
85018 had a median sale price of $1,207,500, down 7.5% from a year before, per the Real Estate Data Aggregator. 85012 rose 7.7% to $532,500. 85013 and 85014 both dipped, to $485,000 and $485,500. Not every ZIP moved the same direction.
Supply tells a similar split story
The Real Estate Data Aggregator counted 4.1 months of supply in 85013, down 2.2 months from a year ago. That is the tightest supply in Primary market. 85012 had 7.3 months, up 1.8 months. More supply means buyers have more choices and sellers face more competition.
What the wider market is doing
Nationally, sellers outnumber buyers. A source reported by Redfin on October 14, 2026 put the estimated number of U.S. home sellers in September at 1,510,784, the most since March 2020. Buyers numbered 928,892, the lowest since 2013. That national gap puts pressure on sellers to price carefully.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. That cost shapes what buyers can afford in every ZIP here. The National Association of Realtors reported existing-home prices up 1.3% in September 2026, a modest gain nationally.
The overall Primary market picture
Across all seven ZIPs together, the Real Estate Data Aggregator counted 542 homes sold in the three months ending August 31, 2026, up 2.5% from a year before. There were 974 homes for sale, down 0.7%. Pending sales reached 587, up 1.2%. The market as a whole is moving, just not at the same pace in every ZIP.
- Primary market is not one market right now.
- It is seven ZIP codes with different speeds, prices and supply levels.
- A plan built on the wrong ZIP's numbers can cost you time or money.
- The three months ending August 31, 2026 make that clear.
One more honest note: even within a single ZIP, one street can read very differently from the ZIP-wide numbers. A block with more recent sales, a different mix of home sizes, or a busier road can shift your actual result. The ZIP is a starting point, not the whole answer.
